Time is of the essence of this agreement and if owner elects to accept rent postmarked after the first day of the month, resident agrees to tender all late rents to owner in the form of cashier’s check, certified check or money order. In the event a check is returned, resident agrees to pay all future rents and charges in the form of cashier’s check or money order.
