RULES & REGULATIONS:
LOCKS: Resident is prohibited from adding locks to, changing or in any way altering locks installed on the doors of the house, without the written consent of management.
LAWN: Resident is responsible for the upkeep of the yard.
ANTENNAS: Radio or television aerials shall not be placed or erected on the roof or exterior of the house.
STORAGE: Resident may use the brown wooden storage building located inside of the fence in the back yard for storage. No goods or materials of any kind or description, which are combustible or would increase fire risk shall be taken or placed in storage area. Storage areas shall be at resident’s risk and management shall not be responsible for any loss or damage. The attic is not to be used for any storage purposes.
NO WALL PAPER. All paint colors must be approved in writing via management with a sample color attached.
WATER BEDS: Resident shall not have or keep any waterbeds in house.
THE FOLLOWING IS FOR RICEVILLE HOUSE ONLY:
LANDSCAPING: No rocks shall be removed from the property. The rocks around the pond area are used to secure the pond liner. Replacement of rocks due to removal from the property will be the resident’s responsibility.
THE FOLLOWING IS FOR NASHVILLE HOUSE ONLY:
PARKING: The driveway is shared by the next door neighbor. Do not block him/her from entering and exiting his/her side of the drive.
WALLS AND CEILINGS: No nails, ceiling hooks or adhesive hangers except shade brackets, and curtain rod brackets may be placed in walls, woodwork, or any part
of the house (with the exception of the green room and the laundry room – they may have nails but not screws). One screw per wall may be used to hang pictures, etc, on the plaster walls. An electric screwdriver must be used. The end of the screw must be wet.
GUESTS: Resident shall be responsible and liable for the conduct of his/her guests. Acts of guests in violation of this agreement or management’s rules and regulations may be deemed by management to be a breach by resident.
